If a tenant we place in your rental does not abide by the terms of the contract in the first year, we will secure the next at no cost to you.
If your property is vacant, we do not charge any management fee.
If we don’t mail or wire your monthly proceeds within 5 days of receiving good rent funds, we waive that month’s management fee.
If you can find a lower hybrid management fee, we will match it.
If an owner or tenant calls, texts or emails us, we will respond within 24 hours, or waive that month’s management fee.
If you are not satisfied with our service, you can cancel our contract at any time with 60-day notice.
If you are not happy with our service after 6 months, you can cancel your contract and we will refund one-half of your management fees.

One of the last cities to be developed in North Orange County, Brea for many years was a source for oil (in fact, the word brea, is Spanish for oil). In 1950, it had a population of 3,000, and now that number is over 40,000. To differentiate itself from local bedroom communities, Brea allowed for the construction of the Brea Mall, which has over 1,300,000 of retail square footage and is a major contributor to the city’s revenue.
Brea built out quickly, and now, for all intents and purposes is built out completely. Due to its proximity to the 57 freeway, many restaurants, the redeveloped Downtown Brea and the mall, traffic is quite dense on Imperial Highway, which is a major arterial street from the 605 freeway to the 91. There are also a good number of corporations that call Brea home, so the daytime population swells in the city.
Most of the housing is detached single family homes, with a few associations. There is a shortage of apartments and affordable house, so the city is now allowing large apartment complexes to be built and repurposing certain parcels in the city.
